Anaheim Housing Market

Anaheim Housing Market

Home to Disneyland since 1955, with the largest convention center on the west coast, Anaheim, California is a premier global entertainment and business center. This famous destination is also one of the most desirable cities for people to call home in Southern California. Residents enjoy laid-back living with easy access from any neighborhood, less than 25 miles south of Los Angeles and barely half an hour from the best beaches. The unique blend of urban areas with a wide range of suburban developments makes Anaheim a top spot for all types of buyers and investors.

From families and locals to executives and entrepreneurs, everyone enjoys the year-round pleasant temperatures and endless things to do. Several nearby freeways and smooth public transportation make it easy for anyone to experience the fun and luxury of Anaheim. The enchanting backdrop of theme parks and luxury shopping, with every kind of dining, music, sports, and arts, enhances business trips and makes for memorable vacations.

Investors enjoy options in Anaheim

The market holds strong for old and new homes in Anaheim. There is a continuing demand for modest to high-end luxury, high-end vacation rentals, and custom builds. Home values across the Orange County area have increased by up to 20% through 2022 and are expected to increase over the coming years according to Chapman’s forecast and other reliable sources. With more inventory of properties available in a wide range of price points, investors small and big can expect more negotiating room in a more balanced market with less competition. Meanwhile, houses are still selling fast according to the California Association of Realtors’ housing report for April 2022. Most homes sell within nine days on the market.

Anaheim Resort District

Anaheim real estate surrounding Disneyland and the Anaheim Convention Center remains a prime location for rental property income. Family, business, and leisure travelers are taking time to fully experience the district’s complex of entertainment, its many cultural attractions, and surrounding green spaces.

The Anaheim Resort District consists of over 1,100 acres dedicated to tourism and convention use, surrounded by numerous hotels. You can explore areas from the Downtown Disney District to the Anaheim Garden Walk for family-themed fun to cutting-edge nightlife. Find fine dining, dance clubs, art galleries, events, and unique shops in the area. In Downtown Disney District, visit Naples Ristorante e Bar, Marceline’s Confectionary, or Ralph Brennan’s Jazz Kitchen which turns at night into Flambeaux’s Jazz Club with New Orleans jazz. Attend large concerts at City National Grove of Anaheim, or more intimate shows at House of Blues.

The Anaheim Elementary School District serves students in this district with 23 elementary schools, along with Anaheim Union High School District.

The Colony

Just north of the Anaheim Resort Complex, you will find rows of vintage architecture in the historic district of The Colony. Tree-line streets of unique estates, from Colonial Revival styles to Craftsman Bungalows, attract young professionals.

The fashionable area is near the Packing District, a historic warehouse complex of trendy entertainment venues and delectable restaurants. Here you can find the Anaheim Brewery, first instituted in 1870 and serving traditional Bavarian brew. Over the last couple of decades, all of Anaheim has become known as the craft brew capital of southern California, with close to two dozen breweries. Check out Ballast Point at Downtown Disney, Phantom Ales, Brewery X, or Golden Road Brewing to explore a few of the notable craft breweries.

Nearby, down the Center Street Promenade, a center of commerce from the turn of the 20th century has been revived into an artisan-friendly hub of boutiques, outdoor cafes, specialty eateries, and art galleries. It is where the Farmer’s Market and seasonal fairs are held. Nearby, you can find the Muzeo Museum and Cultural Center and the Rinks at Anaheim Ice. The area also has several public and private schools.

Platinum Triangle

East from the Anaheim Resort Complex, across the 5 freeway, you will find the highly walkable Platinum Triangle surrounding Angel Stadium. Here, young professionals are inhabiting new high-rise lofts and condominiums built with rooftop terraces in this renovated commercial area. The 840-acre urban area with millions of square feet continues to be developed. This up-and-coming downtown district with retail, dining, and shopping competes with Irvine Business Complex and the South Coast Metro in Santa Ana and Costa Mesa. The mixed-use development of residential units, office spaces, and shops continues to also integrate industrial projects.

Nearby, the Anaheim Ducks, play at the Honda Center while the Los Angeles Angels major league baseball team plays at Angel Stadium. The Honda Center also hosts top international acts, ice skating events, and college basketball. The Platinum Triangle includes 1.5 acres of park space.

West Anaheim

One of the most established suburbs of Anaheim has evolved into an eclectic mix of the young and hip. West Anaheim, once known as the West Gate to Los Angeles, reflects Hollywood’s historic glamor with sun-filled days of fun and nightlife full of entertainment. You can stroll down wide streets of palms, punctuated by parks. Not far is the 18-hole Dad Miller golf course in Northwest Anaheim. Indulge in an old-fashioned German beer garden at the Phoenix Club with family-friendly events. Find fresh local produce at the local Northgate Market.

Don’t miss Leisuretown (aka) Modern Times Brewery, Restaurant, Cafe, Aquatic Party Place, a 33,000-square-foot party cruiser and swim club with over 70 taps of beer and cider. For Italian food served family-style, try Cortina’s Italian Market. Their recipes have been handed down for generations and they are one of Anaheim’s favorites. Indulge in old-fashioned sausage and meatballs and some salami and “stinky” cheese deli-style catered or delivered to your event.

Creative investors can take advantage of the long-term redevelopment revitalizing Beach Boulevard in the south of West Anaheim. It includes the 295,000 square-foot “39 Commons Shopping Center,” close to Knotts Berry Farm. In the same area, you will find the new Nolin development, which has three-story townhomes by Landsea Homes.

Anaheim Elementary School District serves West Anaheim with 23 elementary schools, along with Anaheim Union High School District.

Anaheim Hills

The east-most end of Anaheim, Anaheim Hills, is its own city. It is an affluent area built to a master plan. The enclave sprawls across open land east of Route 241. Built around the challenging tree-lined Anaheim Hills Golf Course, the exclusive area is a series of communities with homes on larger lots, built in harmony with landform grading. The expanses of luxury homes look onto the city with 360-degree views and with full amenities. There is a range of homes and prices, from starter homes and townhouses to custom builds and multi-million dollar mansions in areas like Peralta Hills. This luxury community enjoys walking trails, spas and fitness studios, and high-end eateries.

Some of the most exclusive neighborhoods in Anaheim include Carriage Hills, Havenhill, Royal Ridge, Friendly Village, Parkside, Canyon Oaks, The Summit of Anaheim Hills, Sunflower, Bel Air, and Lake Summit. Some higher-appreciating areas include Edison Park, Pepperwood Pine, Turnberry, Colony Southwest, Northwest Anaheim, and Founders Square.

The Orange Unified School District and the Placentia-Yorba Linda Unified School District serve Anaheim Hills.
